To-Be-Built Custom Residences
To-be-built modern mountain residences designed for buyers who want the rarest thing in Missoula luxury real estate: the chance to shape the home before it is built. Architect-drawn, institutionally built, and tailored to your selections — with generous allowances written directly into the contract.
Circle H Ranch | Missoula, Montana
Circle H Ranch is a curated, low-density community set within minutes of downtown Missoula, the University of Montana, and the Bitterroot Valley — with the trail systems, rivers, and open country that define the region at your doorstep. Butler Creek Development's involvement in the community means architectural continuity, quality control at the infrastructure level, and a neighborhood that will hold its character over decades, not cycles.
Broken Bow Cluster • Circle H Ranch • Missoula, Montana
Set within the Broken Bow Cluster of Circle H Ranch, Lot D1 will deliver an architect-drawn, multi-level modern mountain residence of approximately 4,200 finished square feet, positioned on its site to maximize daylight, privacy, and long-range mountain and valley views. The massing is intentionally quiet — standing-seam metal rooflines, crisp white vertical siding, deep timber brackets, and a floating cable-rail stair — a home that reads as confident from the drive and warm from the inside.
Because construction has not yet commenced, the home is offered as a true custom build. The plans, structural envelope, and core systems are pre-price and fixed; the finishes, fixtures, and select layouts are yours to direct within clearly defined allowance budgets. This is the work product Butler Creek Development is known for: institutional-grade construction, transparent cost control, and a design process that rewards buyers who want a home that actually looks like them.

Missoula's Only Private Gated Community
Circle H Ranch offers a rare opportunity to experience Montana living at a higher level — where privacy, open space, and natural beauty are preserved by design.
Surrounded by 198 acres of protected common area in Phase 1 and connected to over 600 acres of private hiking land, this community is built for those who value space, freedom, and a true connection to the land.
Native grasses and wildflowers define the landscape, while elk, deer, and wild turkey are regularly seen throughout the property. Seasonal cattle grazing maintains the integrity of this active, living ranch environment — authentic to Montana and impossible to replicate.
Enjoy the exclusivity of a private gated community, paired with the advantage of Missoula County property taxes and low Landowners Association dues.
Just minutes from town, yet worlds away — Circle H Ranch delivers a luxury lifestyle rooted in land, privacy, and permanence.

Design Freedom, Without Guesswork
Spec homes force buyers to accept someone else's taste. Full ground-up customs force buyers to start from a blank sheet and often double the time to deliver a finished product. Lot D1 sits deliberately in between: the hard, expensive decisions are already made — plans, engineering, site work, structural envelope, windows, and mechanical design — while the visible, resale-driving finishes remain open to you, backed by a written allowance schedule.

Your Home. Your Selections. Written Into the Contract.
Every Butler Creek custom contract is built around a transparent allowance schedule. You see the budget for each finish category, you pick within it, and any overage or savings flows directly to you — not to the builder. When the finished lower level option is elected, lower-level finishes are specified in parity with the main level — same cabinetry, stone, tile, flooring, and fixture program — so the home reads as a single unified residence. Final allowance values are set in writing at contract execution and tracked line-by-line in Buildertrend.
Progress draws are pre-defined at contract execution and structured against verifiable milestones — foundation, framing, dry-in, mechanicals, drywall, finishes, and completion. Buyers receive line-item draw packages via Buildertrend; if required, lenders receive institutional-quality draw documentation with supporting invoices and lien waivers.
The Rarest Position in Missoula Luxury
There is a narrow window in any project between land development and vertical construction when a buyer can still meaningfully influence the product. Lot D1 is in that window today. Buyers who engage now receive full control of their allowance selections, first access to the final lot inventory within the cluster, and a delivery that lines up with the strongest resale and absorption window of the coming cycle.

Site walks, plan reviews, and allowance discussions are available by appointment. To-be-built contracts are executed in limited number per quarter to preserve schedule integrity and selection bandwidth.
Plans, renderings, dimensions, square footages, and features described herein are preliminary and subject to change without notice. Final specifications, allowance values, and delivery schedule are established in the executed purchase and construction agreement. Butler Creek Development reserves the right to modify specifications to comply with code, engineering, and product availability. No representation is made regarding future market value, resale, or investment return.
The Relationship Begins Now
At Butler Creek Development, the completion of your home is not the end of the process — it is the beginning of a long-term relationship built on performance, accountability, and care.
Every home is delivered with a comprehensive warranty structure, including a one-year builder and systems warranty and a ten-year structural warranty, providing confidence in both the craftsmanship and the integrity of the home. Throughout construction and after completion, we take a proactive approach to quality assurance. Key walk-throughs are scheduled and led by our team at critical milestones, including pre-drywall and pre-close, as well as at one month and eleven months following occupancy. These touchpoints ensure that every system is performing as intended and that your home continues to meet the standard at which it was delivered.
Transparency is central to our process. Through full access to our Buildertrend project portal, you are connected to every aspect of your home in real time — from selections and scheduling to progress photography, financial tracking, and communication. This platform provides a clear, organized view of the entire build, creating a seamless and informed experience from start to finish, whether you are here in person or watching progress from afar.
