You see the budget for each finish category, you pick within it, and any overage or savings flows directly to you — not to the builder. When the finished lower level option is elected, lower-level finishes are specified in parity with the main level — same cabinetry, stone, tile, flooring, and fixture program — so the home reads as a single unified residence. Final allowance values are set in writing at contract execution and tracked line-by-line in Buildertrend.
Draw Structure
Progress draws are pre-defined at contract execution and structured against verifiable milestones — foundation, framing, dry-in, mechanicals, drywall, finishes, and completion. Buyers receive line-item draw packages via Buildertrend; if required, lenders receive institutional-quality draw documentation with supporting invoices and lien waivers.
